When Do I Call For An Home Inspection?
A home inspection is typically scheduled right after the contract or purchase agreement has been signed. However, before you sign, be sure that there is an inspection clause in the agreement making the purchase contingent upon the results of the home inspection. This clause should specify the terms to which both the buyer and seller are obligated. Either you, or your agent, can schedule an appointment with a home inspector. The cost is very competitive and based, upon the size and age of the home. What If The Report Reveals A Problem? No house is perfect. If a problem is detected it doesn't necessarily mean you shouldn't buy the home. You now know in advance, what to expect. A seller may elect to fix the problem, or adjust the purchase price if problems are found. If you are on a tight budget, this information will be invaluable.Could My New Home Fail The Inspection? No. A professional home inspection reports the current condition of your prospective home. It is not an appraisal, which determines the market value, or a municipal inspection, which verifies local code compliance. A home inspector does not "pass" or "fail" a home. But, reports to you the physical condition of the property, indicating what may need repair or replacement.Do I Have to be There for the Home Inspection? It is not required that you are present for the inspection, but I do recommend it. This will give you the opportunity to meet your new house, observe its systems and how they work. You will be able to ask me questions and I think it will be an experience that you will enjoy. Will I be Able to Understand the Report? Yes, definitely. The most popular is the Matrix Deluxe System. This report is easy to read and covers all areas that were inspected. This document contains the original and two copies of the report and will be made available to you at the time of inspection. What Does MountainView Inspection Services Inspect?
